How to Know Your Roof Is Done

Commercial membranes carry rated service lives of 15 to 30 years, but age alone doesn’t condemn a roof. These signals do:

  • Leaks in more than one section. One leak is a repair. Leaks across the roof point to a membrane failing as a system.
  • Wet insulation over a wide area. Once moisture saturates 25 to 30 percent of the insulation, patching sections costs more than it saves. An infrared scan or core sample gives you the real number.
  • Seam separation and shrinkage. EPDM pulls at the corners, TPO seams let go, and every gap is a future leak.
  • Repair bills that keep climbing. When annual repairs reach 10 to 15 percent of replacement cost, or you’ve paid for three significant repairs in two years, you’re financing a dead roof.
  • The roof has passed 75 percent of its rated life and a hailstorm just found it.

A free commercial roof audit puts those thresholds in writing, with photos of what we found, so you can make the call on real information.

Repair or Replace? Get the Answer in Writing

Replacement is our biggest ticket, which is a good reason not to take any roofer’s word that you need one. Our audit documents the roof’s condition piece by piece: membrane, seams, flashings, drainage, insulation moisture, penetrations, HVAC curbs. If a repair buys the roof five more good years, the report will say so, and we’ll do the repair instead. We’d rather teach you how your roof ages than talk you into a bigger job. That’s how our commercial roofing work in Fort Worth has run since 2020.

Roofing Systems We Install

The right system depends on the building, the budget, and how long you plan to own it.

  • TPO. Heat-welded seams and a white reflective surface that cuts cooling load through Texas summers. The most common flat-roof choice in DFW.
  • EPDM. A rubber membrane with a 50-year track record. Handles temperature swings and repairs without drama.
  • Modified bitumen. Reinforced layers built for roofs with heavy foot traffic around rooftop equipment.
  • PVC. Heat-welded seams like TPO, with better resistance to grease and chemicals. The usual pick over restaurants and industrial exhaust.
  • Built-up roofing (BUR). Layers of bitumen and reinforcing felt, often gravel-surfaced, for owners who want redundancy in the membrane.
  • Metal. Standing-seam systems for buildings where slope, appearance, or a 40-year service life drives the decision.

Texcore holds manufacturer certifications with CertainTeed, GAF, GenFlex, Holcim, Owens Corning, and Versico, and we can spec a No Dollar Limit (NDL) manufacturer warranty on qualifying commercial systems. For buildings held long term, the NDL can be the deciding factor.

What the Project Looks Like

  1. Audit and measurements. Photos, real measurements, and core samples or an infrared moisture scan where the roof calls for them.
  2. Itemized estimate. Priced from measurements, system, and scope, with every line explained. No surprise add-ons after work starts.
  3. Tear-off and deck repair. We strip to the deck, fix what we find, and photograph it before it’s covered.
  4. Insulation to current code. A replacement is the cheapest moment to bring R-values up to today’s energy code.
  5. Membrane, flashings, and edge metal. Seams and penetrations are where roofs fail, so that’s where our crew leads spend their time.
  6. Walkthrough and file. You get the photo record, warranty registration, and a roof file worth keeping.

Your building stays open while we work. We phase sections, keep staging tight, and run nights or weekends when the business below can’t absorb disruption. Warehouses, retail centers, office parks, multi-tenant buildings, churches, apartment communities: we’ve put new roofs over all of them. See our recent projects.

What Commercial Roof Replacement Costs

A contractor quoting per-square-foot prices over the phone is guessing with your money. No two commercial roofs price the same: tear-off depth, deck condition, wet insulation, code-required upgrades, access, and the system you pick all move the number. So we publish the method instead of a price. We measure the roof, scan for trapped moisture, and hand you an itemized, photo-backed estimate built on the actual scope. If budget and performance need balancing, we’ll lay out value-engineered options and the trade-offs of each.

Storm Damage and Replacement

Hail decides the timing of a lot of Fort Worth replacements. When a storm hits your building, Texcore documents the damage with photos and a written condition report you can hand to your insurance company, and we’ll attend the adjuster’s inspection as your contractor. We’re not a public adjuster, so we don’t file or negotiate claims. Once you and your insurer have settled the scope, our crews do the work.

If the damage is isolated and the insulation under it is dry, a repair is usually the right money. The audit report shows which side of that line your roof sits on, with photos to back it.

Every Texcore project carries a five-year labor warranty. Manufacturer material warranties vary by system, and qualifying commercial installs can carry No Dollar Limit coverage. Details live on our warranty page.
