What Is Modified Bitumen Roofing?
- Asphalt with polymers added. The polymer keeps the asphalt flexible in cold and stable in heat.
- Reinforced sheets. Each roll has a fiberglass or polyester mat inside.
- Two plies or more. A base sheet goes down first and a cap sheet goes over it. A 2-ply roof is one base and one cap.
- SBS. Rubber-modified asphalt. It stays flexible and takes hail and building movement.
- APP. Plastic-modified asphalt. It resists heat and sun, and crews torch it down.
How Is Modified Bitumen Installed?
- Torch-applied. A torch melts the back of the sheet onto the layer below.
- Cold-applied. Adhesive bonds the plies. No open flame on the roof.
- Self-adhered. Peel-and-stick sheets for buildings where flame and fumes are a problem.
- Hot-mopped. Hot asphalt between plies, the traditional method for SBS.
- Staggered laps. We offset the seams of each ply so no seam sits over another.

What Does a Modified Bitumen Roof Look Like?
A finished modified bitumen roof looks like wide strips of rolled roofing with a gritty surface. The grit is mineral granules, like the surface of a shingle, in white, gray, tan or black. Some cap sheets are smooth and get a reflective coating. Expect about 20 years from the roof, and more if you keep the surface and the drains maintained.
