What Is a TPO Roofing System?
- What TPO means. Thermoplastic polyolefin. It’s a single-ply sheet with a polyester scrim between two plastic layers.
- Heat-welded seams. A hot-air welder fuses the sheets into one piece. No glue holds the laps.
- White and reflective. The surface bounces Texas sun off the building, which takes load off the air conditioning.
- Mechanically attached or fully adhered. Plates and screws hold the sheet to the deck, or adhesive bonds it to the insulation. Wind exposure and budget decide which.
- The full assembly. Deck, insulation board, cover board where the spec calls for it, then membrane, flashings and edge metal.
How Long Does TPO Roofing Last?
- 20 to 30 years is the usual range. Membrane thickness, install quality and maintenance decide which end you land on.
- Thickness. TPO comes in 45, 60 and 80 mil. Thicker sheet has more material above the scrim to weather away.
- Seams and flashings. Leaks start at welds, curbs, pipes and drains long before the field sheet wears out.
- Ponding water and foot traffic. Standing water and HVAC service traffic age a roof early. Walkway pads and working drains fix both.
- Hail. Large hail can fracture a membrane over hard insulation. We walk the roof after a storm and document what we find.

How to Repair a TPO Roof
A TPO repair is a welded patch. We clean the membrane, prep the aged surface, and heat-weld new TPO over the puncture or open seam. Caulk and roof cement don’t bond to TPO, so those patches don’t hold. If water has reached the insulation, we cut out the wet section and rebuild it before the patch goes on. For an active leak, call us for same-day commercial roof repair.
