What Is PVC Roofing?

  • A single-ply membrane. PVC is polyvinyl chloride, reinforced with polyester fabric and rolled out in sheets.
  • Heat-welded seams. Hot air fuses the sheets into one piece. A good weld is stronger than the sheet around it.
  • Grease and chemical resistance. PVC holds up to kitchen exhaust grease, oils and many chemicals. Restaurants and food plants pick it for that reason.
  • White and reflective. The surface bounces summer sun off the building.
  • Membrane, in rolls. Corrugated PVC panels are a patio-cover product, and we don’t cover them here.

What Goes Wrong on a PVC Roof

  • Brittleness. Old PVC loses its plasticizer and stiffens. Foot traffic in cold weather can crack it.
  • Shrinkage. An aging membrane pulls at the perimeter and strains the flashings.
  • Cold welds. A cold weld looks closed and leaks later. We probe the seams by hand.
  • Punctures. Dropped tools and service traffic around rooftop units cut the membrane.
  • Ponding water. Clogged drains leave water sitting on seams and flashings.

How Long Does a PVC Roof Last?

A PVC roof lasts 20 to 30 years with sound welds and regular maintenance. Membrane thickness, rooftop traffic and drainage move that number. PVC tolerates the grease that breaks down other single-ply membranes, so it lasts on restaurant roofs. We check welds and flashings on each visit and put the findings in writing.

What Fort Worth Clients Say About Texcore Construction

Common Questions

A flexible sheet of polyvinyl chloride reinforced with polyester fabric. Crews roll it over insulation, fasten or glue it down, and heat-weld the seams. PVC, TPO and EPDM are the three common single-ply systems.

They look alike and both heat-weld. PVC resists grease and chemicals better and costs more. TPO covers most warehouse, office and retail roofs for less. Read our TPO roofing page, or compare systems on flat and low-slope roofing.

Roof size, membrane thickness, attachment method, insulation and tear-off set the price. Rooftop units and grease exhaust add detail work. We give you an itemized estimate after a free commercial roof audit.

Yes. We weld patches over punctures, re-weld open seams and rebuild flashings on a commercial roof repair. New PVC won’t always weld to old, brittle membrane, so we test a weld before we promise a repair.
