How Long Does a Tile Roof Last?

  • Concrete tile. About 50 years.
  • Clay tile. 50 to 100 years.
  • Underlayment. 20 to 30 years. It is the waterproof layer, and it wears out long before the tile.
  • Flashings. Valleys, walls and chimneys leak before the field of the roof does.
  • Hail. Large hail cracks tile. One cracked tile lets water reach the underlayment.

Concrete Tile or Clay Tile?

  • Concrete tile. Costs less and comes flat or curved. The color fades over decades.
  • Clay tile. Costs more and holds its color, because the kiln fires the color in.
  • Weight. Both are heavy. Before a shingle roof converts to tile, an engineer has to confirm the framing can carry it.
  • Tile or shingles. Tile lasts longer and costs more up front. Asphalt shingles cost less to install and to repair.
  • Matching. Makers discontinue profiles and colors. We check for a match before we quote a repair.

When Does a Tile Roof Need Replacing?

Most tile roofs come due because the underlayment failed while the tile stayed sound. Look for leaks in several rooms, slipped tiles, or brittle underlayment showing at the eaves. On many of those roofs we lift the tile, replace the underlayment and flashings, and relay the same tile. Hail cracks across the roof or a discontinued tile can force a full replacement.

What Fort Worth Clients Say About Texcore Construction

Common Questions

Not right away. The underlayment beneath the tile sheds the water that gets through. Sun and water then wear that exposed underlayment faster, so replace a cracked tile soon.

We lift the surrounding tile, replace the broken pieces, and fix the underlayment or flashing below if water got in. Then we relay and fasten the tile. See roof repair for how a repair visit works.

We remove the tile, strip the old underlayment, repair the deck, and install new underlayment, battens and flashings. Sound tile goes back on, or new tile goes down. Our roof replacement page covers the steps.

Yes. Large hail cracks and chips tile, and you can’t see most of it from the ground. We do a free roof inspection with photos, and our storm damage page explains what happens next.
